Camino Tassajara Area Home Prices

There is a home to suit almost everybody in and around Camino Tassajara, from a small 3 bedroom home to an impressive custom estate. At the time of writing, December 2009, home values have experienced a major down-turn throughout the country. Nevertheless, Danville area home prices now appear to have passed the bottom and the volume of home sales is on the increase.

Right now, there are detached single family homes available in the Camino Tassajara area from just over $750,000 (for a 3 bedroom, 3 bath home built in 2006) to a home at $1,350,000 for a substantial home in Oakgate. For a little under $1 million, you could expect to buy a very nicely upgraded 5 bedroom, home with over 3000 square feet of living space set on an attractive quarter-acre lot.

Short Sales and Bank Owned Properties (REOs)

It is an unfortunate fact of life that the change in the economy has resulted in many Danville home owners finding themselves in a position where they owe more on their home than it is worth. To exacerbate the problem, many of the loans on these homes that were taken out with initial "teser" interest rates are now re-setting. As a result, the only thing many people can do is accept that they are going to lose their home as a result of Foreclosure, Bankruptcy or a Short Sale.

A Short Sale is when the proceeds of a home sale are insufficient to repay the loan plus closing costs and the lender is prepared to forgive the shortfall on a loan and allow the home owner to walk away from their home. The reason a lender may do this is because it is more cost-effective than a Foreclosure.

Another fairly recent phenomenon in our area is an increase in bank owned properties. These are homes where the owners were unable to continue to make their mortgage payments (or in some cases, simply stopped doing so because they had negative equity as a result of excessive financing) and as a result, the bank foreclosed on them.

There are some Short Sales and Foreclosures from time to time around Camino Tassajara, just like everywhere else. Banks do not want own homes so in many cases, these homes can be obtained at very attractive prices, often below market.
